We sat down with Ryan Wetherhold, owner of Oceanside Real Estate, to discuss some tips for homeowners who are looking to sell in the current market. Wetherhold has worked in the real estate industry for almost 30 years and he has experience selling a variety of houses including million dollar mansions, surfer “shacks” and retirement homes. If you are trying to sell your home in today’s market, these are some tips that can help you no matter the shape or size.

Be Willing to Put in Some Work

Your goal is to attract home buyers, so that may mean having to put in some extra work. Simple improvements such as painting the home, fixing broken tiles and get your carpet cleaned will truly make your home stand out in the long run.

The First Impression is the Most Important

Your home's interior may be beautiful, but if the exterior of your home doesn’t match it buyers may have already made up their mind before going inside. Replacing your front door and sprucing up the lawn will make a huge first impression to potential buyers. Spend some time and money mowing your front lawn and planting flowers, it will help make a good first impression.

Remove the Critters

A cuddly cat or dog may complete your home, but they are not for everyone. Potential buyers do not want to come into your home and have a dog jump on them, see the kitty litter box, or be covered in fur when they leave. Try to keep your animals concealed in one area or outside and clean up any fur that is around.

Always Be Ready to Show

You never know when someone is going to want to look at your home. Your house needs to be ready to be shown at all times. Make sure that your home is in the best shape at all times. Do not leave out dirty dishes, unload the dishwasher as soon as it is done, pick up after kids as soon as possible and don’t have any personal items laying out. It may be inconvenient, but if you pick up as you go, it will save you time.

Price it Right

Make sure you price your home to be found in a bracket. Most buyers and realtors search for homes within a price range. When searching online, people looking for a home may search their database for homes from $200,000 to $300,000. If you price your home at a $300,999, you may miss out on a section of potential buyers. Sometimes homeowners also try to get creative with an asking price. It is best to price your home ending in whole numbers. For example, a home priced at $250,000 looks a lot more appealing than a home priced at $257,767.
